Listing Review: 2867 Eagle Circle

Today we have a colossal 5200 square foot home tucked into the back corner of the Eagle Circle neighborhood of Vista Ridge! At 2867 Eagle lies a three bed, three bathroom home with an enormous unfinished basement, a two car garage and an additional one car garage. Upon walking in you can get a true sense of how big this home is; it is nearly completely open on the living floor, with nearly every living space in view of itself. There is a full sized dining room, a butlers pantry, a huge kitchen, an open living room and a nice breakfast nook. Off the living space lies the master bedroom and ensuite, complete with a a pair of large walk in closets and a full 5 piece bath. 

The upstairs is awkwardly laid out with a long (albeit open) hallway off the stairs leading to a nice loft area, the two well sized guest bedrooms and a Jack-and-Jill bathroom joining them.
Finally, the basement is unfinished, but well laid out to fill a variety of purposes and it is colossal. 

Onto the negative. The home feels dated in almost every room, and it will need some updating throughout. The bones are good, and the house has tons of potential, but it will need some work if you want it to feel top of the line. Additionally, the backyard has been converted to a really nice sun room, and while it comes with a really nice set up, there is literally no grass or yard left. That will be a problem for many buyers who want some yard space with their near $700,000 investment. 

This is a hard one. The home has a ton of potential and is well priced, but the lack of a yard and the overall dated feel of the home might make it difficult to move, especially with three other similar homes on the same circle. It will sell, but I don’t suspect it will sell soon.
