Listing Review: 2459 Reserve Street

April 20, 2017

Today we have one of the first homes built into the ‘Reserve’ neighborhood of Vista Ridge: 2459 Reserve Street, a four bed, five bathroom home with 4436 square feet, and a two car garage. The home itself is located in a new age neighborhood where the focus is more on packing the most house for your buck on a small piece of land; as such, this home is within mere feet of its neighbors, has no true yard of its own and the driveway is shared by several other homes in a shoe box sized culdesac.  This kind of home is immediately going to put many buyers off and I have had many clients simply turn around when pulling into the neighborhood; but then there are others who love the idea of a more low maintenance living with such a quality house. Usually I broach the negative aspects of the house after the good, but in a case such as this, you wont  be able to see the positive before being confronted with the negatives.

Now, back to the home itself. Upon entering the home it is hard not to notice the quality of finishes in the home. The hardwood is clean and deeply colored, the counters are stone and solid, the carpet is high grade and the window coverings are quality plantation shutters. The main living space is open and expansive with high ceilings and plenty of natural light. The main floor has a large master suite complete with a luxury five-piece bathroom and two walk-in closets, and on the other side of the house lies a second suite complete with its own bathroom. This is perfect for a family who has a a child that wants some privacy, while remaining on the same floor as their parents; or as a bedroom for an elderly family member.
The basement is as large as the upstairs, with a full sized den that would be fantastic for hosting, playing or simply hanging out. There is an additional bedroom and bathroom perfect for teenagers or guests. Lastly, there is a large unfinished section of the basement that is currently being used as storage, a hobby room, and an additional bedroom. It could be so many things with the right design.

The home is the only one of this size under $500,000 and it is far better quality than most of the homes cheaper. It represents a unique value to those who can look past the oddities, and appreciate the the awesome finishes and space that this home has to offer.

As I said at the start however, the neighborhood is the key to this home. Some buyers are just going to hate it outright; while others are going to fall in love with the charm and quality of this home. Which one are you? Let me know and maybe we can go take a look!
