Listing Review: 2366 Hickory Place

Good Afternoon Everyone! Today we have a fantastic listing that came on the market yesterday that looked so good, I HAD to get in there. This home is 2366 Hickory Place, and it is a four bedroom, three bathroom home with 3352 finished square feet, 5081 total square feet, an unfinished basement and three total garage spots in two garages. 

Upon entering the home you notice that this house has style: everying is freshly painted in new bright colors; the floors are brand new hardwood and the accents throughout are modern and clean. Off the entrance is an office with a fantastic glass and metal barn door, a dining room, and a butlers pantry leading into a beautiful kitchen. The Kitchen is a chef’s dream with all new appliances, a large gas stove with a huge overhead hood vent, all granite counter tops with appropriate back splash, and a giant prep island; it has everything. Off the kitchen lies a comfortable sitting/living room with a gas fireplace and an exit to the backyard. Finishing the main floor is a full sized bathroom adjacent to a main floor bedroom, perfect for older guests who don’t appreciate stairs. 
The upstairs has a large landing leading to a good sized loft that could be utilized for an entertainment room, play area, or office; two guest bedrooms with a Jack-and-Jill style bathroom connecting them; and finally the Master Suite. The Suite has a large walk through closet leading to both the en suite bathroom as well as the laundry room for convenient access. The Bedroom itself is a good size, and has a beautiful hardwood accent wall that really adds to the environment of the room. 

The downsides of the home are few, but notable. First is the basement is currently unfinished, which isn’t a huge deal, but they are asking top dollar for the home, and some buyers might prefer the completely finished home. Secondly, the backyard is rather unique. They have built a huge concrete patio off the house which is great for entertaining and grilling, but it ate a lot of yard space. Furthermore, half of the remaining yard was utilized to create a fantastic garden with several plots, which is a selling feature of its own, but this all came at the cost of the remaining yard space. What this leaves is a backyard that is functional, but seems too crammed to do anything but grill and garden. Lastly, the home is situated in such a way that it has no real views; the master bedroom and backyards both look out onto the many adjacent neighbors and their respective yards. Nothing offensive, but no wow factor. 

The listing price is quite high, but the home is well finished and has a lot of great features. We are entering the hot spring and summer months, and this home is likely leading the charge for many of the quality homes eager to hit the market. This home will likely sell for the asking price, but the lack of a yard, view, and finished basement could be a hindrance. 

This home would be fantastic for nearly any family looking to have a top notch home with a basement to expand into, or a family who has need for a main floor bedroom; it’s perfect for entertaining, has a great garden, and will be a pleasure for someone to call their own.
