Today we have one of the fantastic condos located in the Blue Sky Development! Unit 12-208 is a 1271 square foot unit with two bedrooms, two bathrooms, and two private balconies. The unit is laid out very par for the course compared to the other 2/2 units in Blue Sky: the living space is located immediately upon walking into the home with the two bedrooms on either end of the home and a bathroom attached to each room. Unlike some units, this home has two private balconies, one attached to each of the bedrooms which creates a nice private space for both.

Now, this unit has some issues compared to the others both on the market now and in recent months. This unit does lack a garage and is priced accordingly for this but its largest issues is it’s condition. The home isn’t a disaster by any stretch and it has plenty of quality features, but this home definitely needs some update work. The walls are dirty in places, there is dirt and grime in many others, and the appliances are of the older white vintage. Lastly, the kitchen and bathroom floors are linoleum, where the competitors are usually tile or stone. None of these issues are critical, but when compared to its neighbors, this home feels dated.

Now on the plus side, this home is priced accordingly. at $255,000 this home is a good deal for both home buyers and investors alike. The Blue Sky condos have seen incredible growth over the recent years and with a lack of competitors their value will continue to rise. For the home buyer, the location is prime for getting nearly anywhere in the Denver area, Boulder valley and even up north to the Greeley/Fort Collins area. Furthermore, the schools are top tier in Erie across the K-12. For investors their average leases of $1400 a month (and growing) makes them potential cash-flow generators for the right investors, and their high demand means low vacancy rates. 

While this unit isn’t perfect, it is in a perfect location and perfect situation for nearly anyone. It need’s updating but that updating will absolutely see returns in both equity and potential rental income. This home is worth a look!
